Ryan Hoskins is a San Antonio–based real estate advisor with a deep connection to the city he’s always called home. Born and raised in San Antonio, Ryan brings a lived-in understanding of its neighborhoods, rhythms, and evolving communities—knowledge that goes far beyond a map search or market report. Whether his clients are drawn to historic homes near downtown, established neighborhoods inside the loop, or quieter spaces on the city’s outskirts, Ryan helps them navigate the process with clarity, care, and confidence.
Before real estate, Ryan built his career in project management and business development for an international environmental engineering firm. That background shapes the way he approaches his work today: organized, detail-oriented, and strategic, with a steady hand during complex decisions. Known for being a great listener, Ryan takes the time to understand what truly matters to his clients—not just in a house, but in how they want to live—so every recommendation is thoughtful and aligned.

Today, Ryan works full-time alongside his wife, Caroline, bringing an added layer of expertise and support to his real estate business. Caroline has spent more than 13 years leading marketing and operations at Kuper Sotheby’s International Realty and now applies that experience directly to Ryan’s clients. From strategic positioning and marketing plans to operational execution behind the scenes, their collaboration ensures each client benefits from both strong representation and a well-run process.
Ryan is also the Editor and Owner of The Scout Guide San Antonio, a curated city guide that highlights the people, places, and businesses that shape the local lifestyle. Through this work, he remains closely connected to San Antonio’s creative, culinary, and entrepreneurial communities—an extension of his belief that real estate is ultimately about place, people, and belonging.
Outside of work, Ryan enjoys playing soccer and golf, following Formula 1, cruising in his ’99 SL500, and keeping up with San Antonio’s ever-evolving food and bar scene. He is a proud alumnus of St. Mary’s University and brings the same sense of loyalty, curiosity, and commitment to his clients that he does to the city he loves.
